Andersen ranch greenspace

Currently, the Andersen Ranch is in danger of over-intense development. By installing land uses and densities that are incompatible with existing zoning, the proposed development, Vintage at Kings Canyon, represents a radical departure from the existing neighborhood character and threatens to degrade the fabric of Carson City’s unique identity.  If permitted to proceed in the manner proposed, the following desirable qualities will be lost forever:
  • Economic - retaining unique identity and heritage bolsters tourism and avoids expansion of services (police, fire, education, water supply, stormwater,  sewer, waste)

The Vintage At Kings Canyon development threatens to erode Carson City's unique character and identity by installing a high density retirement community for out of state migrants. This is not smart growth for the state's capital city! 
  • Wildlife  - provides non-fragmented migration corridors, habitat and preying grounds for deer, owls, raptors, vultures, bats, coyote, and the occasional bear
  • Aesthetics – preserves mountain backdrop from many viewpoints
  • Recreation & health - convenient public access to adjacent urban and foot hills trails networks that contribute to decreasing health care costs through active citizenry
  • Heritage – site of an old US Army fort, native Washoe ancient culture habitation, and historical agricultural ranch/ecological resource
  • Environmental - protects water resources, flood dissipation, less fossil fuels relative to development , riparian (stream & wetland) habitat
  • Size – large, contiguous lands are rare and provide greater quality benefit than smaller, dispersed areas
  • Social - how do you like the view? would you like to hang and recreate there? community connections are critical to smart growth!
SOS Carson City supports acquisition of the Andersen Ranch to be preserved as green space (i.e., community or natural park) and oppose any requested zoning change, alteration or overlays to the existing zoning status to the ranch parcels. We are working hard toward this end, but we need your help!

Voice your opinion to 
City officials & staff  

Contact the Carson City Board of Supervisors and staff at the Parks& Recreation Department to let them know that Andersen Ranch is an  important asset to the city's heritage and unique identity. As such, it should be preserved as a community or natural park. If it cannot, and the property is developed, then the existing zoning should be maintained and green space trails, recreation and viewscapes should be maximized.
