Vintage development seeking building amendments - 11/9/18

The Project known as Vintage at Kings Canyon is asking for an amendment to the original approved conditions for the Planned Unit Development (PUD) . Specifically, the requests are to: 

  • Amend the lot layout to reflect the new roadway alignment opening vehicle access to West Sunset Way to the south and La Mirada St to the north.
  • Modify the road designation from private to public. The development would no longer be a designed as a private, gated community and would transfer responsibility to maintain roads to the city. 
  • Modify the methodology for measuring building height. A current condition of approval requires building heights to be measured from existing grade to the highest point on the roof. The amendment requests to measure building height from finished grade to a mid-point on the roof, thereby potentially increasing home and building heights.
  • Modify the project phasing plan.

Sept 29 Planning Commission agenda & SOS comment letter - 9/20/16

The first deadline to submit comment letters has past and the agenda for the Planning Commission is set. The Vintage at Kings Canyon will be heard at and voted on by the Planning Commission on Thursday, September 29 at 5:00 PM in the Bob Boldrick Theater. On the webpage above, click on the:

  • Letters link to access public comment letters submitted.

If you have not submitted a letter, there is still an opportunity to do so! Comments submitted by 12PM, September 28 will be circulated to the Planning Commission the evening before the meeting. Please also make sure to attend the Planning Commission meeting and voice your opinion as this project has the potential to forever alter the unique and charming character of Carson City's west side!

Vintage Project applications accepted by Carson City - 8/29/16

The Carson City Planning Division has accepted the Master Plan Amendment (MPA) and Tentative Planned Unit Development (TPUD) applications for the Vintage at Kings Canyon project.  A Parks and Recreation Commission meeting will be held on Tuesday, September 6th to review the application to determine conformance with Carson City’s Parks and Recreation Master Plan and Unified Pathways Master Plan . The public meeting begins at 5:30 PM in the Community Center, Sierra Room, 851 E. William Street. The Parks and Recreation Commission will hear public comments on the proposed parks and recreation elements of the project.

All elements of the project will next be reviewed by the Planning Commission on Thursday, September 29, at 5:00 PM in the Community Center, Sierra Room, 851 E. William Street. The Planning Commission will review the project for conformance with the City code, and will decide whether to recommend project approval to the Board of Supervisors. While the public will be offered an opportunity to present comments at the meeting, written comments submitted by 12:00 PM on September 20 will be included in the packets sent to the Planning Commissioners one week in advance of the meeting. Comments received after this deadline, but by 12:00 PM on September 28, will be given to the Planning Commissioners the evening before the meeting. All comments received after that date must be presented at the Planning Commission meeting.

The applications will then be scheduled for a subsequent meeting of the Board of Supervisors, who has final decision authority on the applications.

SOS Carson City now seeking monetary support - 8/23/16

SOS Carson City has officially obtained non-profit status! We are now seeking financial contributions to cover operating costs and legal support.  Support our cause by joining SOS Carson City and stay informed of the latest news, activities and progress on our efforts. In considering at what level to contribute, please bear in mind that SOS Carson City has been initiated and financially supported by a group of local residents with a the common interest of preserving Carson City's unique identity and growing our community in a smart, sustainable manner. 

Vintage Project application formally submitted - 8/18/16

The Vintage Project PUD and Master Plan Amendment applications were filed with the City today, meaning the project has now entered the formal public review process. The City has until August 23rd to review the application and determine whether the application is complete.  If incomplete, the developer has until August 26th to supplement the application.  If the developer meets this deadline, the project would be heard at the September 29 Planning Commission meeting. The Planning Commission would vote whether to advance the project to the Board of Supervisors who would then decide the fate of the project.

The Planning Department has advised that it does not intend to post the application online until it is deemed complete.  That said, the application is a public document that is available for review at the Department’s offices.  SOS Carson City has obtained the critical components of the application and will work to post it as soon as possible - please check back frequently. Once obtained, SOS Carson City will review the project, formulate and disseminate comments. We are also in the process of developing a strategy to educate and engage concerned citizens.

The Parks and Recreation Commission has scheduled a special meeting for Sept. 6 to hear from the project developer.  At this meeting, the Parks & Rec Commission will review the development to see if it meets the city’s Parks and Recreation Master Plan and Unified Pathways Master Plan. The Parks and Recreation Commission has until Sept. 12 to submit comments to the Planning Commission.

  • August 23 - deadline for City review for completeness or project application
  • August 26 - deadline for developer to address outstanding issues in order to be heard at the September Planning Commission meeting
  • September 6 - Parks and Recreation Commission meeting to review conformance of Vintage Project with City Parks plans (meeting held at 5:30 p.m. in the Sierra Room at the Carson City Community Center, 851 East William Street)
  • September 29 - probable Planning Commission meeting to recommend project approval by the Board of Supervisors (meeting held at 5:00 p.m. in the Sierra Room at the Carson City Community Center, 851 East William Street)
  • October 6 - earliest Board of Supervisor meeting to vote on Vintage Project (meeting held at 8:30 a.m. in the Sierra Room at the Carson City Community Center, 851 East William Street)

New Vintage at Kings Canyon concept plan submitted to City - 6/7/16

A new 'Conceptual Plan' for the proposed Vintage project has been submitted to the Carson City Planning Division and are provided below.  A Conceptual Plan is an administrative (City staff) review process that must occur before formal applications for public hearings are submitted. City staff will review the application and have formal comments regarding the application by the end of June. For more information regarding the application, contact Planning Manager Hope Sullivan at 283-7922 or hsullivan@carson.org. Comments may also be directed to SOSCarsonCity who will be reviewing the plans and working with the city to relay and incorporate identified concerns into the staff's response letter.
